What plantation shutters really cost in Pakenham.
Published prices for shutters are usually a starting-from number attached to a perfect square window. This is the full picture: how the pricing actually works, what pushes it up, and what three real local homes come to.

Per square metre or per window?
Shutters are quoted per square metre of covered opening, but almost every manufacturer applies a minimum charge per panel, commonly around half a square metre. That single detail explains most of the confusion people have when they compare quotes.
Work it through. A living room window 2.4 metres wide by 2.1 metres high is about 5.04 square metres. In basswood at 480 dollars per square metre that is roughly 2,420 dollars, and because it is one large opening you pay close to the true rate. Now take a toilet window 0.5 metres by 0.6 metres, which is 0.3 square metres. It will be charged at the minimum, so at 480 dollars you pay about 240 dollars rather than 144, and the effective rate on that window is 800 dollars per square metre.
The practical consequence: a home with eighteen small windows costs meaningfully more than a home with ten large ones covering the same total area. When you compare two quotes, compare the total, not the per square metre rate, because a quote with a lower rate and a higher minimum can easily finish more expensive.
The five things that actually drive your price.
1. Material
The single biggest lever. PVC is the value option and is genuinely better than timber in wet and damp rooms, which is why we specify a lot of it in Emerald and in ensuites everywhere. Basswood costs roughly 35 to 45 percent more, looks warmer, takes a stain, and is strong enough for wider panels with fewer stiles interrupting the view. 2. Louvre size
47mm, 63mm, 89mm and 114mm are the common sizes. Larger louvres cost a little more per square metre but there are fewer of them, so the material difference is modest. The real effect is visual: 63mm suits standard bedroom and bathroom windows, 89mm suits large modern openings and gives a cleaner sightline with more view through when open. Going larger for the sake of it on a small window makes the shutter look heavy and wastes money.
3. Frame type and fit
An L frame fitted inside a square reveal is the cheapest and cleanest. A Z frame or a build out frame, needed where the reveal is too shallow or the architrave is in the way, adds material and labour. Older homes in Beaconsfield often need the frame packed and scribed to a wall that has moved, which takes time on site but is exactly what stops the panels binding.
4. Shaped and oversized openings
Arches, angles, raked heads and circular windows are individually templated, and that is skilled work. Expect a shaped opening to carry a premium of roughly 30 to 60 percent over the equivalent rectangle, and to add a week or two to the lead time. Very wide openings need a bi-fold or sliding track so the panels stack instead of swinging into the room, and tracks add cost too.
5. Hardware and finish detail
A hidden or rear tilt rod, which most people now prefer for the clean look, costs a little more than a visible centre rod. Custom colour matching to your existing trim costs more than a standard white. Neither is a large number on its own, but across twenty windows they add up, so they belong on the quote rather than in a conversation.
Three worked examples.
A new four bedroom home in Officer
Front facade and both front bedrooms in basswood, remaining bedrooms and the study in PVC, ensuite and main bathroom in PVC, family room left for blinds because it opens onto the alfresco. About 22 square metres of shutter across fourteen panels. That lands around 9,500 to 12,500 dollars. Adding the family room stackers in shutters with a bi-fold track would push it past 15,000 dollars, which is why many Officer homes use shutters at the front and blinds at the back.
An established Berwick family home
Five bedrooms, formal lounge, two bay windows and a larger overall footprint. Timber throughout the living and bedroom areas with 89mm louvres, PVC in the wet areas, hidden tilt rods, one shaped head over the entry. About 38 square metres across twenty six panels. That comes to roughly 17,000 to 22,000 dollars. This is the shape of job we see most often in Berwick, and it is almost always staged across two visits.
Wet areas only, anywhere in the corridor
Ensuite, main bathroom, powder room and laundry. Four small PVC panels, 63mm louvres, waterproof and wipeable. Around 1,100 to 1,800 dollars. This is the cheapest useful entry point into shutters and it solves the one place blinds never really work.
Lead times, deposits and how to stage it.
Shutters take six to ten weeks from approved order to installation, because they are manufactured to your openings. Rollers and romans are two to three weeks. Shaped openings and custom colours sit at the longer end. If the shutters need to be up before a specific date, work backwards and allow a fortnight of margin.
Staging is common and sensible. Because every panel is made to measure anyway, doing the front of the house this year and the back next year costs nothing extra beyond a second install visit. A typical staging order is front facade first, then bedrooms, then wet areas, with blinds filling the rooms that do not justify a shutter.
