Shutters and blinds in Beaconsfield.

Beaconsfield is the transition point: an established village pocket at the bottom, acreage and bush rising into the hills above it. Older brick and weatherboard, mature trees, and a lot of renovation work. That combination needs measuring properly, not ordering online.

The housing stock

Older bones, and walls that have moved.

Most Beaconsfield jobs are in homes built well before the estate boom: solid brick and weatherboard from the 1970s and 1980s, some genuinely older cottages near the village, and a steady stream of extensions and full renovations bolted onto them. Buildings that age settle. It is completely normal here to measure an opening that is eight or ten millimetres wider at the sill than at the head, or a reveal that runs out of plumb across a two metre drop.

That is exactly why a made to measure shutter works and an off the shelf one does not. We build the frame to the real opening, pack and scribe it where the wall has moved, and hang the panels square inside that frame. The result swings properly and closes evenly even though the wall behind it is not true. An online shutter ordered to a single width will bind in one corner and gap in the other, and there is no fix for that after the fact. The same principle applies to the period detail work described on our heritage home shutters guide.

Trees, damp and shade

Mature trees change the brief.

Unlike the new estates west of here, Beaconsfield has a proper canopy. Established gums and exotics shade a lot of the western glass, which means the raw heat and glare problem is milder than it is in Clyde North. What you get instead is dappled light, deeper shade close to the house, and rooms that stay cool and damp through winter. South facing rooms under a tree can hold moisture for weeks.

That pushes the material choice. In bathrooms, laundries, and any room that stays shaded and cold, PVC or an aluminium cored PVC shutter is the sensible answer, because it will not swell, cup or lift its paint the way a timber blade can in sustained damp. Timber still wins in the living and bedroom areas where you want the warmth of a real stained or painted finish and the wider panels that timber's strength allows. The trade offs are laid out properly on PVC versus timber shutters.

Higher up, in Upper Beaconsfield and Guys Hill, the conditions edge closer to what we see in Emerald: cooler, damper, more condensation, and enough tree litter that outdoor blinds need to be specified for cleaning access as well as wind.

Renovations

Getting the timing right on a Beaconsfield reno.

A large share of our Beaconsfield work sits inside a renovation, and the single most common mistake is leaving window furnishings until the end. Shutters take six to ten weeks to manufacture. If you first think about them at handover, you live with bare glass into the second month. Rollers and romans at two to three weeks are far more forgiving.

The right sequence is: new windows installed, reveals lined, architraves fixed, then measure. If you want the shutter colour matched to your trim, get us in before the final coat so we can hold a real blade against the actual paint rather than guessing from a chip. Where old and new parts of the house meet, we will usually recommend keeping the shutter specification consistent across both so the extension does not announce itself from the street.

Typical Beaconsfield jobs

  • Basswood shutters to a front facade and formal lounge, 63mm or 89mm louvres
  • PVC shutters through the ensuite, main bathroom and laundry
  • Blockout roller blinds to bedrooms, cordless where children can reach
  • Roman blinds in a renovated kitchen or dining room for softness against hard surfaces
  • Outdoor blinds to a deck or verandah facing the afternoon sun
Budget

What to expect in 2026.

PVC shutters run 280 to 450 dollars per square metre and basswood or timber 380 to 650 dollars per square metre, supplied and fitted, including GST. Premium roller blinds are 150 to 360 dollars per window and romans 220 to 480 dollars. Outdoor blinds run 450 to 1,600 dollars per drop depending on width and whether you go zip track. A four bedroom home shuttered throughout typically lands between 9,000 and 22,000 dollars.

Older homes carry two cost factors the new estates do not. First, shaped and arched openings, which are individually templated and add both money and lead time. Second, a higher count of smaller windows, which pushes the effective rate per square metre up because every panel carries a minimum charge. Both are explained on the shutter cost guide, and both get flagged in writing at the measure rather than appearing later.

Frequently asked questions.

Can shutters be fitted to old out of square Beaconsfield windows?
Yes, and it is routine here. Older homes settle, so openings are often five to fifteen millimetres out across the height. A made to measure shutter handles it with a frame that packs and scribes to the opening, keeping the panels square even though the wall is not. What you must not do is order an off the shelf or online shutter for an opening like that.
Do you cover Upper Beaconsfield and the acreage blocks?
Yes. Upper Beaconsfield, Guys Hill and the acreage rising into the hills are all inside our normal service area with no travel charge for the measure. Larger treed blocks bring longer window runs, more damp and shade, more dust and leaf load on outdoor blinds, and sometimes a bushfire aware brief.
We are renovating. When should the window furnishings be measured?
Once the new windows are in, the reveals lined and the architraves fixed, but before the final coat of paint if you want a colour match. Shutters take six to ten weeks to make, so on a renovation the order usually needs to go in while the trades are still on site. Rollers and romans at two to three weeks can wait until the end.
