What an Officer home actually looks like from the inside.
Officer is house and land country. Almost everything we quote here was built after 2015: twenty eight to forty square homes on blocks between 350 and 500 square metres, an alfresco tucked under the main roofline, stacker doors off the family room, and in the double storey plans an entry void with a two storey window plus a stairwell window nobody can reach without a ladder. Downstairs ceilings are 2.7 metres as standard, which is taller than the older housing stock in central Pakenham, and taller windows change the maths on both fabric drops and shutter panel counts. It is worth knowing that before you compare a quote here against a quote written for a 1990s brick veneer.
Window sizes across the volume builders are also fairly repeatable, which works in your favour. Nothing stands between your west windows and a February afternoon.
Blocks in Officer are narrow and the street trees are still saplings. On the older side of Pakenham a mature gum does half the shading work for free. Here there is nothing at all between your western glass and a 36 degree afternoon. From about two o'clock the family room starts to load up with heat, the television washes out, and by five the low sun is coming straight through the alfresco doors at eye level. North facing bedrooms are easier because the summer sun is high, but they still cop a long hot morning through a big window.
Then winter turns the problem inside out. New homes are sealed tight, so the moisture from showers, cooking and drying clothes has nowhere to go, and it condenses on the coldest surface in the room, which is the aluminium window frame. Officer homeowners routinely wipe sills in July. The fix is ventilation habits plus window furnishings that do not trap a permanently damp layer against the glass, which is one of several reasons we steer wet areas and heavily condensing rooms towards PVC shutters rather than timber. The layered answer that suits these floor plans.
- Family, dining and rumpus: a double roller, sunscreen over blockout on one bracket. The sunscreen kills glare and UV while you keep the yard view during the day, the blockout takes over for movie nights and heat.
- Bedrooms: blockout rollers or soft fold romans, cordless as standard. Corded internal blinds fall under a mandatory ACCC consumer product safety standard, and in a house full of small children the cleanest way to comply is to have no cord at all.
- Front facade rooms: plantation shutters. They read as joinery from the street, they insulate better than any blind, and on a new estate street they are the single most visible upgrade you can make.

Why motors earn their keep in Officer more than anywhere else.
A two storey void window sits four to six metres off the floor, usually over a staircase where there is no safe place to stand a ladder. There is no sensible manual option. A lithium battery motor solves it without an electrician: it charges from a USB lead once or twice a year, or you clip a small solar strip to the glass and forget about it entirely. Once the void is motorised most people add the main living windows to the same remote, because the marginal cost is small and a single button that drops six blinds at sunset is the feature people actually use every day.
